What's  happening?

From 2004 to 2006 national investors zeroed in on the explosion of new development in SW Florida.  
Knowledgeable investors were able to take advantage of pre-construction pricing early on, and were able
to “flip” their properties soon after closing for a fast profit.

Many “Johnny-come-lately’s"  found out that real estate is not a liquid investment. They bought at the top of
the market and believed that buyers that followed them would pay inflated  prices.

Wrong!  Since taking possession of their investment properties, sellers are now competing for buyers with
developers who continue to offer prices on new construction well below last year’s prices and have offered  
incentives in order to attract buyers.

Foreclosures and "short sales" are increasing and driving prices down.  Sellers must now adjust to the
current market if they want to get their properties sold.   

Buying real estate is now  a good investment. There are many great properties on the market and sellers
are now more inclined to entertain offers..  The idea is to buy with the intention of holding on to the
investment for a few years.  People will continue to want to enjoy our great weather and with the properties
more affordably  priced they will feel comfortable with buying a home here.
