Title Insurance:
  What is it?   Why do I need it?
When you purchase a home or land, you are really purchasing "title" to
the property or the right to occupy and use the space.  That  title may
be limited by the claims of others and may cause you financial loss.  
Title insurance protects against loss from defects that already exist on
the title.  That insurance is purchased with a one time premium.

A search of the public records is made and an examination is conducted
by the title attorney or the title agent on behalf of its underwriter to
determine the insurability of the property.  Through the search and
examination title problems are disclosed so they can be corrected
whenever possible.

Hidden hazards can emerge after closing despite the expertise in the
search and examination. Title insurance offers financial protection
against title hazards.  Don't take chances with your most important
investment.
